    Two things about this sequence surprise almost everyone doing it for the first time. First, step 4 — delivery — is treated as an afterthought by most buying guides and is actually one of the two steps this article spends the most time on, because getting it wrong costs real money.     Kit vs. custom vs. prefab

    For the large majority of home buyers, this decision is simpler than it looks: you don't need custom yet. A manufactured kit — precut, factory-milled components you assemble on site — covers barrel, cabin, and cube formats from a small handful of established manufacturers, and it's the default starting point for a reason: predictable dimensions, published assembly instructions, and a known parts list.

    Custom fabrication exists at the other end of the spectrum — architect-designed builds, unusual footprints, integrated changing rooms, or a scale a stock kit simply doesn't offer. It's a real option, but it sits in the flagship tier, and the builders working at that scale — Sweaty Yeti's own project-quote process is the named example here — are pricing full custom structures, not kits with upgrades. If your project doesn't need a nonstandard footprint, an integrated build, or a scale beyond what any manufacturer stocks, a kit gets you there faster and at a fraction of the commitment.

    A rough way to tell which lane you're in

    Kit territory: a standard barrel, cabin, or cube shape; a footprint you can find in a manufacturer's stock lineup; a budget you can picture as a specific number, not “get me a quote.” Custom territory: a nonstandard footprint or integrated build (attached to the house, wrapped into a deck structure), a scale beyond what any manufacturer stocks, or a project where the builder needs to draw it before pricing it. Most home buyers, including most people who assume they want custom, land in kit territory once they actually compare a stock model against their site.

    Site & base

    Every kit and custom build alike needs a level, well-draining base — manufacturers bless four roughly-equal options (concrete pad, wood deck, compacted gravel, or pavers), and none of them requires you to pour concrete.     Permits & what actually triggers them

    Whether your build needs a permit — and for what, building, electrical, or footings — varies by jurisdiction and is not something this article, or any national guide, can answer for your address; confirm with your local building department before you assume either way.     Delivery & rigging — the reality nobody covers

    This is the step almost every buying guide skips, and it's the one most likely to catch a first-time buyer off guard. A sauna kit doesn't arrive like a piece of furniture. It arrives as freight — a crated pallet, sometimes several — on a commercial truck, and what happens between that truck and your build site is, in almost every case, entirely your responsibility.

    Curbside LTL vs. flatbed self-offload vs. crane models

    How your kit actually arrives depends on its size and weight, and the differences matter enough to plan around before delivery day, not on it:

    Offloading is contractually your problem

    This is the single most under-communicated fact in the whole build sequence. Freight carriers deliver to curbside; they do not carry crated components into your yard, and they do not assemble anything. Almost Heaven's own shipping policy states this in plain language:

    “Once the driver has safely offloaded the pallet at your curbside, it will be your responsibility to transport the individual components of the sauna to the site of installation.”

    A standard crate runs roughly 800 to 1,600 lbs depending on the sauna's size — Dundalk's own shipping policy states it verbatim: “The crate's weight will vary from 800 pounds to 1,600 pounds, depending on the size of the sauna” Manufacturer — Dundalk Leisurecraft. That's not something two people casually carry across a yard. Line up help, a dolly or hand truck, and a clear path from curb to build site before the truck shows up — not after.

    A related, easy-to-miss detail: if the truck can't reach your street or driveway, some manufacturers reroute the shipment to a smaller local truck — and that reroute is a real added cost, not a courtesy. Almost Heaven's own policy states the reroute commonly adds $500–$750 to the freight fee Manufacturer — Almost Heaven Saunas. Confirm your street's truck access before ordering, not after the freight bill arrives.

    Inspect and note damage on the BOL before signing

    The bill of lading (BOL) is the document the driver hands you to sign at delivery, and it is also, functionally, the only evidence you'll have if a claim is needed later. Walk the crate before you sign anything: look for crushed corners, punctures, or a crate that's been re-strapped. Note anything you see directly on the BOL in writing, and photograph it, before you sign. A clean signature on a damaged crate is read by carriers and manufacturers alike as acceptance in good condition — it closes the door on a damage claim more often than buyers expect.

    Don't make this mistake

    Freight-damage liability in this category is genuinely unpublished at most manufacturers, and where it is published, it typically lands on the buyer once you've signed a clean BOL. This is not a step to rush through because the driver is waiting. Take the extra ten minutes.

    Refusing delivery in transit costs you

    Changing your mind, or refusing a shipment because a truck can't access your site, is not a free reset — you're typically on the hook for the original outbound freight plus return freight, plus a restocking charge on top. And there is no single national restocking figure to quote here, whatever a given buying guide might imply.

    Don't make this mistake

    You'll see restocking fees repeated as if there's one standard rate across this category. There isn't. Almost Heaven's own returns policy states a 25% restocking fee on unopened units; other manufacturers' published terms — including live retailer restatements of Dundalk's own policy — cite different figures, including 15%. These are different companies' policies, not variations on one rule. Confirm the actual number with whoever you're buying from before you order, and never assume one merchant's figure applies to another's.

    Assembly — what two people and a weekend really looks like

    Manufacturer assembly manuals for barrel and mid-size cabin kits consistently call for two people — Dundalk's own manuals list it plainly as “2 People (recommended)” Manufacturer — Dundalk Leisurecraft assembly manuals — and a weekend is a realistic timeline for a standard kit once the base is ready and the crate is on site. It is not a one-person job: staves, wall panels, and roof sections are heavy and awkward at the same time, which is exactly the combination that needs a second set of hands.

    The tool list itself is ordinary consumer-grade equipment, not anything specialized — Dundalk's own manuals specify: rubber mallet, carpenter's level, tape measure, cordless drill, Phillips and Robertson bits, a 2-in. hole saw, jigsaw, step ladder, adjustable wrench, utility knife, carpenter's hammer, and a staple gun Manufacturer — Dundalk Leisurecraft assembly manuals.     Assembly itself is where the base decision from earlier in the sequence pays off or doesn't: an out-of-level base misaligns staves and stops doors from latching cleanly — a problem that's far cheaper to fix before assembly than after.     Envelope — insulation and vapor barrier

    Behind the interior cladding, every sauna needs insulated stud cavities and a foil vapor barrier on the warm side — and there's a genuine, attributed disagreement among practitioners about exactly where that barrier belongs on shared-wall and all-wood outdoor builds, which this article doesn't try to settle.     Ventilation

    Sauna ventilation splits practitioners into two genuinely defensible camps — mechanical downdraft and passive convection — and neither is code.     Wood selection

    There's no single best interior wood — it's a real tradeoff between aroma, resin content, rot resistance, and how cool a surface stays to the touch, and the honest version of that tradeoff (including the cedar-and-allergen framing most vendor content gets backwards) is covered in full in this hub's wood species guide. One rule is worth stating here regardless of which species you choose: never paint, stain, or seal interior sauna wood.

    Electrical

    Every electric sauna heater needs a dedicated circuit sized to its load, installed by a licensed electrician — this isn't optional, and it isn't something this build map is going to re-teach.
